Description
Apartment 2 Bedroom on Victoria Park Avenue near St. Clair. Available starting June 1 but is flexible. The communal area is fully furnished as is the kitchen (full size stove/oven, dishwasher, and large single sink with plenty of cabinet space). In unit washer and dryer. The room you would take over is able to comfortably fit a queen size bed, a desk, and has a large deep closet. The room is 11’ 2” x 11’ 7” not including the closet. There are blinds included and the room has a large window. It’s the first floor of the building (floor 1.5; there is a half basement level below) so there are a few stairs to climb to get into the space but nothing too bad. There is a bus to get to Victoria Park Subway Station opposite the building and it’s 35ish minutes to get downtown from the building. Well serviced by the night bus as well if you happen to work nights. Has a bike share station across the road if you commute by cycling. Close to Taylor Creek Park and Warden Woods if you like nature. No Frills is about 400m from the building and Danforth is not far (Metro, Shoppers, FreshCo, Canadian Tire). Eglington (Walmart, Cineplex, Value Village, Adonis) is a 10 minute bus ride away or about a 25 minute walk. My roommate does have two cats (they’re chill and sleep all day as cats do) so you would need to be okay with cats. Reason for vacancy I’m moving out to live with my partner. Our landlord has agreed to amend the lease based on qualifying for the apartment (employment verification letter, references, half of first/last month’s rent) alongside my roommate so you would enjoy full protection under the RTA. My roommate works primarily evenings into the early hours of the morning at a restaurant and is attending George Brown College for a baking program (previously graduated from Culinary Arts last year). He's seeking someone who is employed, able to qualify for half of the lease on a long term basis, reasonably chill (no loud parties), and maintains a decent standard of cleanliness. He’s down to have a few drinks now and then but generally leads a quiet life. He often goes out of town for 1-2 days a week to visit his partner so you’d have the place to yourself those times. Costs The total rent for the apartment is $2,588.12 which you would pay half ($1294.06), half of the utilities (~ $40 per month for power, and ~30 for internet) and half of renter’s insurance (~ $20 and would be added to the policy). Heat and water are included in the rent. There is no AC in the apartment, but there is a portable AC that works well in the communal area (when used for ~16 hours a day in summer, adds about $30 per month to the total power bill).
