I am Seeking: •2 respectful, working adults only, sorry everyone else, it is not suitable for anything else. (it's why the price is lower than to be expected in this neighborhood with the lake) •No pets, no exceptions. •No parties, no smoking, no drugs. Basement Info: Mine •I am a 45 year old single living in the separate entry basement suite. •I have my own laundry and kitchen so we will not need to share anything. •I have no guests over •I walk an hour a day in the park and will be at the beach a lot but otherwise I work long hours from home running my business online. •Our bedrooms have a whole floor separating us for sound sleeping privacy. Outside Info: •Front porch and entrance is all yours. •No permit, residential street parking ,out front, Its a quiet street, no fighting for a spot, 2 can fit out front no problem. •I have my own side door entrance and will use the back alley and back yard for parking. There's 2 spots back there but I may get a trailer... if not the extra spot can be shared if needed. •There is a back deck, I have some deck furniture and probably will never use the deck but we can technically share it if you want to BBQ back there anytime, your living room French doors open up to it. •No back yard grass to worry about, it's just the deck and parking back there with a small gardening area. •Tiny front yard to keep mowed.. a push mower for 2 minutes would do the job. There's a pine tree so those needles always make grass not grow much. (I can get a push mower so don't worry if you don't have one) •There is a shed we can share on the side of the house to keep bicycles and the mower and small stuff in. Main Floor: Yours •New paint and floors throughout. Your own washer and dryer. •Main floor has the kitchen/dining at front with sliding doors to your front porch. •The half bath in the middle of the floor and then the living room at the back of the floor. Top Floor: Yours •4 piece washroom with jetted tub. Master bedroom with 2 large closets at back of house. Has a ceiling fan. ▪︎Smaller middle of house bedroom with closet separating the front and back bedrooms. ▪︎Medium size room with cute balcony at front of house where you can sit and watch the sunset. Has a great nook for a desk in this room. •Quiet time between 11pm-11am out of respect for each others lives. This is not an entertaining house, just a safe, quiet environment for you to sleep, live (and work if you work online. •I wake up between 9:30-10:30am depending on the season so kids running around above my bedroom at 7am does not work for me, I apologize, I love kids but I tried it a few times and it just doesn't work for me.. it was a complete nightmare each time due to months of lack of sleep. •I've been a live in landlord for 20 years in many places in Calgary so I always start off with a flexible 6 month lease to make sure we are all happy with each other and then can extend annually or monthly. I'm flexible on all that.
